Settling Foundations
A foundation that sinks unevenly puts stress through the whole building. We evaluate the cause of the settling, design a stabilization plan with the engineer, and execute repairs that can include underpinning, helical piers or supplemental footings to stop the movement and support the structure.
Cracked Footings
Footings crack when they are overloaded, undersized, or sitting on soil that has shifted. We expose the damaged footing, assess the severity, and either reinforce the existing footing or pour supplemental support alongside it. The engineer specs the repair based on the loads and soil conditions.
Foundation Movement
Horizontal movement from soil pressure, vertical movement from settling, or both. We identify the direction and cause of the movement, stabilize it, and make the structural corrections that bring the building back to a safe condition: wall bracing, tiebacks or foundation reinforcement.
Framing Repairs
When framing members are compromised by rot, insect damage, overloading or improper modification, the loads they carry have to be redistributed before the framing can be repaired or replaced. We handle temporary shoring, member replacement and load path corrections.
Masonry Support
Brick veneer and masonry walls that have separated from the structure, cracked along the mortar joints or lost their support system need structural repair, not just tuckpointing. We address the support conditions behind the masonry and stabilize the connection between the masonry and the building frame.
Engineer Coordination
Structural repairs require stamped plans from a licensed engineer. We work with engineers regularly, coordinate the evaluation and design process, and execute to the spec once plans are in hand. If you already have an engineer, we work with your team directly.

Concrete repairs address surface-level damage like spalling, cracking and trip hazards. Structural repairs go deeper. They address problems with the load-carrying elements of a building, foundations, footings, framing and masonry, that have failed, settled or moved. Structural issues affect the stability of the building itself, not just the appearance of the concrete.
How do I know if my building has a structural problem?+
Common signs include cracks in foundation walls wider than a quarter inch, doors and windows that no longer close properly, visible separation between walls and floors or ceilings, uneven floors, stair-step cracking in masonry, and gaps where the building meets the foundation. If you are seeing any of these on a commercial property, it is worth getting a professional evaluation.
Do structural repairs require an engineer?+
In most cases, yes. Structural repairs need to be designed by a licensed structural engineer who can evaluate the loads, determine the root cause of the failure, and spec a repair that restores the building’s structural integrity. We coordinate with engineers regularly and can manage that relationship for you. If you already have stamped plans, we execute to the spec.
What causes commercial foundations to settle?+
The most common causes in North Georgia are inadequately compacted fill soil, expansive clay that swells and shrinks with moisture changes, poor drainage that erodes the soil under the footing, and footings that were undersized or too shallow for the original design. Often, yes. Underpinning, supplemental footings, helical piers and reinforcement can stabilize a settled or cracked foundation without full replacement. Timeline varies with the scope. A localized footing repair might take a week. Foundation underpinning or a major framing repair could take 2 to 4 weeks.
