Two housing eras dominate. The 1990s and early 2000s subdivisions around Windward, Nesbit Lakes and Webb Bridge left you 9-foot poured walls, a stubbed bath in the slab and a ceiling full of ductwork. The newer infill closer to downtown sits tighter on its lot but is often better organized below, with mechanical grouped out of the way.
Water behaves the way it does everywhere in north Fulton. Red clay holds it against the wall, and lots sloping toward Big Creek move a lot of it during a hard rain. We look at gutters, discharge lines and the low corner before anyone talks about finishes.
Homes in the Big Creek floodplain and along its tributaries need one more check. Interior work is unaffected. Digging a window well or regrading near the creek can bring floodplain and buffer review into the project, which moves the schedule rather than the design.
