Almost nothing here was built on flat ground. Which one you have decides the scope, and most of the price.
Daylight basement
Two or three walls below grade, one wall with real windows. You already have natural light and, usually, compliant egress before framing starts. Bedrooms down here read as bedrooms, not boxes.
Walkout basement
A patio door at the low corner, often onto a slab the builder already poured. Best value in the county. The low corner is also where water collects, so grade comes before drywall.
Full below-grade
Buried on all four sides. Every sleeping room needs a cut egress window and a window well, which is excavation and structural work. Entirely doable. It just needs to be priced honestly up front.

What Forsyth County lots do to a basement.
Most of the county's basement inventory was poured between the mid-1990s and 2015. Those are 9-foot walls, not the 8-foot block of older suburbs, so ceiling height rarely drives the design here. What you inherit instead is a bath rough-in the plumber stubbed wherever was convenient, and a mechanical wall parked in the best sightline.
Red clay holds water against foundation walls. The downhill lots that make walkouts possible also collect what the uphill neighbor sheds. We start outside every time, with downspouts, discharge lines, and the low corner after a hard rain. Finishing over an active water path is the one mistake you cannot fix later without taking the work apart.
On the Lake Lanier side and out in the county, plenty of homes run on septic rather than sewer. A basement bath there is a different scope, because the system has to take the added fixture load and your slab may sit below the drain field. It is solvable. It is a bad thing to find out after you have signed.

Add a bedroom and the inspector will look hard at egress and at smoke and CO alarm placement. Georgia enforces the state minimum standard codes statewide, so the rules do not change when you cross a city line. Only the office does.

Check the parcel, not the mailing address. A large share of homes addressed Cumming sit in unincorporated Forsyth County and permit through Forsyth County Planning & Community Development. My basement is a walkout. Do I still need an egress window?+
If the walkout door serves the sleeping room directly, it can satisfy emergency escape. A bedroom tucked into a buried corner three rooms from that door does not. Each sleeping room needs its own compliant escape opening. On a daylight wall this is usually straightforward. In a below-grade corner it means cutting the wall and building a window well, which is real structural and excavation work and should be priced as such.
Does a finished basement in Forsyth add to my square footage?+
Not to the above-grade figure appraisers use for comparison, even when it is fully finished and daylight-lit. It is valued separately as finished below-grade space. In this market that valuation is generally favorable because so much of the stock is daylight or walkout, but it is not a one-for-one addition to the number on the listing. Usually yes, once we confirm two things. First, that the existing system can take the added fixture load. Second, how the basement slab sits relative to the drain field. Where gravity does not work, a sealed ejector pit and pump handles it, and both questions get settled during design rather than mid-build.
