We watched Towne Lake, Eagle Watch and Deer Run get built, and we are building what comes next: houses on the streets behind downtown, on resold lots in those same communities, and on the wooded parcels out Trickum, Wiley Bridge and Arnold Mill where a well and a drain field are part of the project. Being local means we know which office permits which street and which inspector wants what.

One fixed-price contract covers the lot through the certificate of occupancy. The permit is ours to pull with the city or Cherokee County, the site photo lands in your phone at the end of each working day, and the warranty runs a year in writing.

Local conditions

What Woodstock land does to a house plan.

The city limits are the first thing to check. Plenty of homes addressed Woodstock sit in unincorporated Cherokee County, and the city publishes a Do I Live in the City map for exactly this reason. It decides whether the Building and Safety Division downtown or the county Development Service Center in Canton reviews the plans, and the county's insulation inspection is its own step in the schedule either way.

East of Bells Ferry and out along Arnold Mill the sewer service ends and the lots go to septic. Cherokee County Environmental Health approves the soil evaluation and the drain-field location before a building permit is issued, so on acreage that is the first thing sited and the house is placed around it. A lot that fails a soil test is an expensive place to build, and we walk land with buyers before closing for that reason.

Underneath it is rolling red clay over rock, which gives most Woodstock lots a walkout basement for close to the cost of a crawlspace, and occasionally puts rock excavation on the proposal. Water runs downhill onto whoever is below, so foundation drainage and a grading plan are part of every house we build here.

How we work here

The sequence for a Woodstock lot.

  1. Find out which office owns the street

    City or county, sewer or septic. Two answers that change what gets submitted, to whom, and whether a soil test has to come before any of it. We settle both before drawings start.

  2. Walk it before we draw it

    An hour on the lot tells you more than the plat: which way the water leaves, what the slope is worth, where a drive can come in and, on septic, where the field will have to live.

  3. Design to the covenants and the code

    In Towne Lake and its neighbors the architectural committee sees the elevation before the permit is filed. We design for both at once.

  4. Price it line by line, then permit

    Site work, septic where it applies, foundation, every trade and every allowance on one fixed-price proposal. The application goes in behind it, under our license.

  5. Build it ten minutes from our office

    Footings, framing, rough-ins, the county insulation inspection, drywall, finishes and the final. Close enough that somebody from here is on it daily, and the photo proves it.

Permits

Who issues your building permit, Woodstock or Cherokee County.

Woodstock runs a Building and Safety Division inside its Community Development Department, and the city publishes a Do I Live in the City map because plenty of homes addressed Woodstock sit outside the limits in unincorporated Cherokee County. Those parcels permit through the county Development Service Center on Bluffs Parkway in Canton instead. Whichever office it is, a new house gets the full review: site plan, foundation, framing, energy compliance and each trade permit.

Past the sewer line, nothing proceeds until the septic clears. Cherokee County Environmental Health reviews the soil evaluation and the drain-field layout before a building permit can be issued. A county project also carries its own insulation inspection, after the rough-in is approved and before anything covers it, which is a separate visit to plan around. Land disturbance of an acre or more brings the state erosion permit into it. All of it is filed, scheduled and met by us.

What a custom home costs to build in Woodstock.

Being ten minutes from the site keeps our overhead on a Woodstock build low, and the lot still drives the number. A sewered resale lot in Towne Lake and a wooded acre out Arnold Mill with a well, a drain field and a long driveway can carry the same plan to very different totals.

Building a custom home in Woodstock, answered.

Do I permit with Woodstock or with Cherokee County?+

Check the parcel on the city's Do I Live in the City map. Inside the limits it is the Building and Safety Division downtown; outside, it is the county Development Service Center in Canton. The code is the same statewide, only the office and a few inspection steps change. That question gets answered before a drawing is started, and the permit is ours to pull either way.

We are looking at land out Arnold Mill. What do we check before we buy?+

Soil, first and hardest. Past the sewer line the lot goes to septic, and Cherokee County Environmental Health has to approve a soil evaluation and a drain-field location before any permit is issued. We are close enough to meet you out there the same week: we read the slope and the access, find where a field could sit, and price the site work before there is a house to design.

Can we build on a resold lot in Towne Lake?+

Yes, and we have. Utilities are at the street, which keeps the site work simple, and the architectural committee approves the elevation, materials and colors before the permit is filed. We design for that approval and the code at the same time.

Should we plan a basement?+

Woodstock grades usually allow it. The grade usually gives you a walkout for close to the cost of a crawlspace foundation, and a floor finished while the trades are already in the house never costs that little again. It is priced as its own line, so the decision stays yours.

How long does a custom home take in Woodstock?+

Design, any covenant approval, and permitting come first, with septic approval added on acreage. Build time after that follows the size of the house and what the site needs. You get the schedule in the proposal, and it has every inspection on it, the county's insulation step included, so the finish date is not a guess.
